As-built Surveys in Jacksonville FL
What is an as-built survey?
As-built surveys – sometimes known as physical surveys - are done at the end of a remodel or construction to help ensure that all improvements were made in compliance with specifications and codes outlined in the draft prepared by the engineer or architect beforehand. They are often needed in order to receive a certificate of occupancy from a municipality. The As-built survey includes utilities, curbs, parking lots, storm drainage, building and other structures and improvements as needed.
As a construction project progresses, plans often change. Some things are added or removed. Others are moved from one location to another for whatever reason. When this happens, the changes must be reflected in an official document to show what was actually built. This is what is called As-built drawings.
As-built surveys are important when land ownership changes, for public works and when and if something is built on top of an old construction. They also serve as a final document to confirm that the work authorized was carried out according to plan and in compliance with all relevant regulations.
Land Surveyors of Jacksonville will customize the As-built survey to suit our client’s needs. An As-built survey can range from very basic to extremely detailed. If the client isn’t sure how much detail is necessary, we can consult with them and advise them with regards to the level of detail as well. Sometimes a highly detailed As-built survey is known as a design survey. Design surveys often include things like underground utilities. This type of survey is detailed enough to be used by architects and civil engineers.
“I have some old drawings of my building. Are these As-built surveys?”
Most blueprints of buildings are design drawings. This means that they’re actually the proposed or intended layout of the building – not the actual one. As-built surveys reflect the structure of the building as it was built just as the name implies. This is why most architects will insist on obtaining an as-built survey upon taking on a new project such as a remodel.
Architectural and construction industries use the term as-built survey for the most part. However, old habits die hard and we’ve found through talking with various clients throughout the years that the as-built survey has many different names. Some of them include:
