ALTA (which stands for the American Land Title Association) is the most extensive and therefore the most expensive type of land survey. They are made for lenders and title companies and are needed in order to issue a title or mortgage insurance. They include boundary lines, location of the building, ancillary buildings, rights-of-way, utilities and easement. Many other types of surveys do not include this level of detail.
While boundary surveys generally cost a lot less than an ALTA survey, ALTA surveys provide more comprehensive information about the property. In additions to boundaries and things like easements, ALTA surveys will have information about improvements like fences, roads and other features as well. They even show zoning classification and flood zone classification.
The American Land Title Association and the American Congress on Surveying create the standard and requirement for these surveys.
The title company involved must work closely with the surveyors because the survey includes the name of the buyer, seller, title company and lender. Any discrepancies can affect land ownership. An ALTA survey also cannot be conducted until a title commitment occurs.
ALTA surveys are a very large investment, but they are the best way to assure that all parties in involved – the lender, seller etc. – are satisfied.
